Terms and Conditions for Sunset Farm

Thank you for choosing to stay at Sunset Farm, Leyssartade, St. Marcel du Perigord, France. By making a booking, you (the "Guest") agree to abide by the following terms and conditions. These terms are designed to ensure a smooth, enjoyable stay for all guests and to protect both parties.
1. Booking and Confirmation
- Booking Process: To book a stay at Sunset Farm, you must provide full name, contact details, payment information, and agree to these Terms and Conditions.
- Booking Confirmation: Once your booking is confirmed, we will send you a written confirmation via email or through our booking platform. This confirms the dates of your stay, the total cost, and any other relevant details.
- Booking Amendments: Any changes to your booking (dates, guest count, etc.) must be requested in writing and are subject to availability and approval.
2. Payment Deposit:
- A 50% deposit is required to confirm your booking. The remaining rental balance must be paid within 15 days before your arrival date.
- Cancellation Policy: If you cancel your booking:
- Up to 30 days before your arrival date you will receive a 50% refund of your deposit unless we are able to rent your reservation. In this case, we will refund your deposit minus a €100 administrative fee.
- Cancellation within 30 days of arrival date will forfeit your deposit unless we are able to re-rent that date period in which case we will refund your deposit minus a €150 administrative fee.
- Payment Methods: Payments can be made via bank transfer, credit card, Zelle, Venmo, via this website, or bank checks only
- Security Deposit: While hold a €500 security deposit required prior to check-in which is refunded provided there is no damage to the property or pool.
- Cleaning Fee: a one-time per reservation period, non-refundable cleaning fee of €125 will be required with each reservation.
3. Check-In and Check-Out
- Check-In: Check-in time starts at 15:00. We will provide instructions for self-check-in (code access) or meet you personally, as agreed.
- Check-Out: Check-out time is by 12:00 on the day of departure. Late check-outs are subject to prior approval and will incur additional charges.
4. Use of Property
- Guest Responsibility: Guests agree to treat the property with respect and care. Any damage caused by guests will be charged to you.
- Number of Guests: Only the registered guests are allowed to stay at the property. If additional people are found staying without prior approval, we reserve the right to terminate the rental agreement and charge additional fees.
- No Parties or Events: The property is intended for peaceful stays and is not to be used for parties, events, or gatherings without prior consent.
- Noise: Please be considerate of neighbors and keep noise levels to a minimum, especially after 22:00 PM.
- Smoking: Smoking is not allowed inside the property. You may smoke outdoors. Please pick up your butts.
- Pets: We love fur babies. But unfortunately, we need to remain pet-free. So no pets are allowed.
5. Cleaning and Maintenance
- Cleaning: The property will be cleaned before your arrival. During your stay, you are responsible for maintaining cleanliness and disposing of rubbish regularly following local laws including separation and recycling rules.
- Garbage Bin Access: A permit card is provided to access the regional bins. Please return the card. Failure to do so will incur a €50 replacement fee. Regional bins are a short drive from the property. Composting is encouraged and there is a bin for disposal at the rear of the property behind the wood pile on the left side.
- Maintenance: Should any maintenance issues arise during your stay (e.g., broken appliances), please inform us immediately. We will attempt to resolve the issue as quickly as possible.
6. Liability and Insurance
- Guest Insurance: We recommend guests have travel insurance that covers medical issues, personal accidents, and cancellation.
- Liability: The property owner is not liable for any injuries or accidents that occur during your stay including the use of the pool. Guests use the property at their own risk.
- Loss or Damage: We require a fully refundable €500 damage security deposit upon check-in. We are not responsible for any loss or theft of personal property during your stay. Please ensure that valuable items are stored securely
7. Force Majeure
The property owner shall not be held liable for any failure to perform or delay in performing any of its obligations under this agreement due to events beyond its control, including but not limited to natural disasters, government actions, or other unforeseen circumstances.
8. Local Laws and Regulations
- Guests agree to comply with all local laws and regulations during their stay in France, including noise ordinances, waste disposal laws, and any other relevant municipal rules.
- Rental rates do not include mandatory tax. This tax must be paid by the guest prior to check-in.
9. Termination of Agreement
The property owner has the right to terminate the rental agreement if the guest violates any of the terms outlined in this document, including but not limited to:
- Exceeding the number of guests.
- Causing excessive disturbance or damage.
- Engaging in illegal activities.
10. Disputes and Jurisdiction
Any disputes related to the rental agreement will be governed by French law and subject to the jurisdiction of the courts in Bergerac, France or the State of New York USA if US Citizens.
11. Privacy and Data Protection
- We collect personal data, including contact details and payment information, for the purpose of booking and managing your stay. We respect your privacy and handle your information in compliance with applicable data protection laws (including GDPR).

12. Amendment of Terms
